Home Buyers - Wood Destroying Insect Report (WDIR)
A Wood Destroying Insect Report (W.D.I.R.) is a legal document issued by a licensed W.D.I.R. inspector for use in a real estate transaction. Most lenders require a W.D.I.R. for an act of sale, for refinancing or for approving a second mortgage.
The report is based on a visual
inspection of all readily accessible areas of a building
to determine if there is evidence of infestation or damage by
subterranean termites,
drywood termites, powder post beetles, old house borers, carpenter
ants, and
carpenter bees (the most common threats to building construction in
Louisiana).
Any evidence of infestation or insect damage is documented on the
report to assist
the home buyer and the building inspector in properly assessing the
building's
condition.
